The Grandview at Las Vegas is a timeshare resort located in Las Vegas, Nevada, approximately 7 miles south of The Strip. While many visitors will rent a car during their stay, it is not a necessity: The South Point Casino is located within walking distance of Grandview, and has numerous restaurants, a movie theater and bowling alley in addition to gaming facilities. A free shuttle to Walmart is available for grocery runs, and shuttles to The Strip are available for just $8 per person per day. If you do choose to rent a car, free underground parking is available at the resort throughout your stay.

All Grandview at Las Vegas units are essentially one-bedroom condos, with full kitchen, washer/dryer, queen-size fold-out sofa, and whirlpool tub in master bath. This makes the two-bedroom lock-out one of the few "true" lock-outs, as it consists of two adjoining one-bedroom condos, with comfortable accommodations for up to 8 people.

 

This is a large property with a total of 7 high-rise towers built and 1 under construction, for a total of more than 1,800 units. Fortunately, the developers, Berkley Group, included numerous elevators in each building; making getting to and from your room quick and easy. Grandview at Las Vegas owners and guests include numerous on-site amenities, including 4 outdoor heated pools, 5 hot tubs, a fitness center, miniature golf, and planned activities for children and teens. Additionally, the resort's deli and gift shop will deliver to your room.

Travel reviews of Grandview at Las Vegas on TripAdvisor are largely positive, making it one of the most highly-rated timeshares in the city. Common praises include beautiful rooms, clean facilities, excellent guest services, and great location near South Point Casino.

Timeshare Details

While the resort is quite nice, Grandview at Las Vegas is also a very attractive timeshare product. Ownerships exchange through RCI - either as "weeks" during red season, or on the RCI points system, depending on the terms of purchase. For those interested in points, it should be noted that Grandview offers a very high points value: up to 61,000 for a one-bedroom, and 122,000 for a two-bedroom lock-out. But even if you only purchase a "weeks" based ownership, there is a lot of value here: Buying a two-bedroom lock-out will give you two weeks per year in a one-bedroom for under $400 in maintenance fees and taxes each!

As with many modern timeshares, Grandview at Las Vegas sells both every-other-year and every-third-year ownerships. Savvy buyers should look to these for the best deals, as biennial and triennial ownerships are less understood on the resale market. Consider the following example: Buying a triennial two-bedroom lock-out on the points system could give you 122,000 points every-three-years. A mid-season week in a one-bedroom at Grandview is only 40,000 points, so this triennial could easily be used as a one-bedroom annually - with much lower maintenances fees and a bargain sale price.

In our opinion, Grandview at Las Vegas offers one of the most attractive overall ownerships in the Vegas region - fairly low maintenance fees, great exchange through RCI, well designed lock-out floor-plans, and excellent guest services. If you're considering buying timeshare in Las Vegas, make sure Grandview is on your short list!
